Electrical safety certificate

Our qualified electricians offer Electrical Installation Condition Reports (EICR) and electrical safety checks across the UK, in compliance with necessary regulations. Book online or call 0333 370 3331.

All rental properties now require an EICR certificate on the latest regulations of the electrical safety standards in the Private Rented Sector. Therefore, landlords are expected to ensure the safety of every tenant throughout their tenancy in the property, this includes ensuring all electrical appliances are safely working in the property. This means that all landlords now must do what good landlords already do: make sure the electrical installations in their rented properties are safe.

What is an EICR?

An EICR certificate is a formal document produced by an electrician or electrical engineer after a comprehensive assessment of electrical systems within any domestic property. This report is also known as the homebuyer’s test of the landlord safety test.

Electrical installations must meet regulated standards to ensure safety – faults with fuse boards, switches, or sockets could cause electrical shocks or fire, causing potential injury and damage to occupants. Obtaining an EICR ensures all electrical installations and systems within the property are correctly installed, safe, and well maintained.

What happens during an Electrical Installation Condition Report (EICR)?

To perform an EICR test, the electrician will disconnect the electrical installations from the property’s main power supply. They will check the installations based on the standards set by the IET’s wiring regulations.

The EICR will ensure all electrical installations and systems within the property are correctly installed, safe, and well maintained.

How often do I need to have an EICR safety check?

Whilst domestic homeowners are advised to have their property checked every 10 years, landlords or both domestic and commercial properties are required to have their rental property inspected every 5 years.

Electrical safety certificates for landlords

When it comes to the safety of a rental property, the responsibility lies with the landlord. Owners of rental properties and HMOs (Houses of Multiple Occupation) are required by law to have an EICR carried out every 5 years or between occupancies, by a qualified electrician. To ensure your tenants are not exposed to any potential electrical faults within your property, book your EICR and safety check with us today.
